In its latest study, the Empira Group, a leading Investment manager for institutional real estate products in German-speaking Europe, has analyzed the development of construction land prices in the 71 biggest independent German cities. Over the span of more than 20 years, the report tracks changes in the cost of construction land and identifies the most attractive clusters for investors by region, purchasing power and number of residents.

The study, authored by Professor Dr. Steffen Metzner, Head of Research of the Empira Group, finds an increasing divergence in construction land prices between locations and clusters. Overall, construction land was the biggest cost driver in German real estate, ahead of construction costs.
