Marketing Manager

POSITION OVERVIEW

The Marketing Manager will drive focused marketing strategy and implementation for Empira Group USA. This position will work with the team to develop and execute field marketing plans consistent with the company's overall business goals.

YOUR TASKS:

  • Coordinate the marketing, communications and advertising efforts for the organization.
  • Collaborate with management to create and execute consumer and broker outreach programs marketing programs.
  • Responsible for maintaining the marketing budget, processing invoices and tracking expenses against budget. This position is charged with ensuring the division's marketing expenditures fall within the allotted budget.
  • Negotiate contracts with various vendors as appropriate.
  • Plan and coordinate all aspects of company attendance at tradeshows and conferences of varying size and scale, from research and planning to logistics, execution and promotion.
  • Manage company-hosted events, including seminars, thought-leadership events, client events, and roadshows.
  • Manage the Marketing Events Calendar, which includes coordinating and communicating with relevant stakeholders within the company.
  • Gather and track ROI, engagement analytics and feedback to consistently assess opportunities for improvement.
  • Research and report on latest trends, technologies, and capabilities within the event planning industry.

YOUR QUALIFICATION:

  • Bachelor's Degree in Marketing or related field preferred, plus 5+ years of relevant marketing experience
  • Knowledge of strategic field marketing and tactics including signage, print, online and event marketing.
  • Must have superb verbal and written communications skills, interpersonal skills, organizational skills and intermediate computer experience (broad understanding of Internet, MS Word, Excel and Outlook).
  • Position requires high energy, creativity, and ability to juggle multiple tasks. Must have the ability to think critically and make decisions.
  • Real estate marketing experience preferred.
  • Proven leadership skills that cultivate collaboration and stimulate pro-active communication among internal and external team members in order to achieve goals and cultural differences of local markets.

POSITION OVERVIEW

The Director of Acquisitions will manage the real estate sourcing and acquisitions activities for the company.

YOUR TASKS:

  • Generate multifamily investment opportunities through marketed and off-market channels. Develop and manage partner, broker and other industry relationships to generate deal flow and market/product expertise.
  • Source, research, evaluate, assess, and coordinate the execution of land acquisition opportunities for multifamily development.
  • Evaluate, underwrite, and recommend appropriate investment opportunities. Identify and communicate risk and reward in each investment opportunity and price such risk appropriately.
  • Research and evaluate market and industry data/trends to build and frame the team's viewpoint on the appropriate risk/return metrics for new opportunities.

Director of Development

POSITION OVERVIEW

The Director of Development will manage the design and construction processes of multifamily real estate development projects through completion and lease out.

YOUR TASKS:

  • Project management of new ground-up multifamily developments with the understanding of the real estate market demands and the firm’s asset strategy.
  • Lead the due diligence process. This includes traveling as necessary, participating in site walks, pre-con estimation, coordinating with 3rd party inspectors and contractors, and assistance with the recommendations and corresponding build-out of capital needs plans.
  • Gather and document project requirements and ensure completion of the necessary feasibility studies, designs including resource plans, schedules and work plans to produce final project plan.
  • Prepare and monitor project-related budgets, proformas, documentation outlining staffing requirements including engagement of consultants and contractors.
  • Coordinate the project team comprised of internal departments and external operating partners to manage the scope, layout, design and other criteria regarding the project.
  • Oversee contractors, subcontractors, architects, engineers, tenants, etc. during all phases of the projects.
  • Responsible for engagement and procurement of professional services, construction, budgeting, design and permitting approvals, scheduling, cashflow forecasting, contract management, construction implementation and closeout.

YOUR QUALIFICATION:

  • Bachelors’ degree in related field with 10+ years of relevant experience. MBA or MS in Real Estate or Finance a plus.
  • Experience in delivery of ground-up multifamily development projects and capital projects is required.
  • Thorough knowledge of the architectural and engineering design process, building systems, zoning, permitting, commercial construction and real estate development.

Associate

POSITION OVERVIEW

The Real Estate Associate will analyze, and underwrite new development and/or acquisition opportunities to augment Empira´s portfolio of multifamily properties.

YOUR TASKS:

  • Analyze and underwrite new multifamily development and/or acquisition opportunities using complex financial modeling and market data analysis.
  • Draft investment memorandums and create presentations for acquisitions.
  • Research and analyze demographic, economic, and real estate market data to recognize market trends to support detailed deal-level due diligence and underwriting assumptions.
  • Foster and maintain active relationships with target market participants including investment sales brokers, property managers, lenders, and servicers to find and source off-market deals.
  • Support all aspects of development and/or asset acquisition process, including contracting, design development, construction, property management selection, and asset management.
  • Create and manage the development pro forma and schedule, including all draw activity. Prepare lender draw packages and monitor asset performance for compliance with loan covenants and other governing documents.
  • Conduct field investigations which include creating rent studies off the competitive properties, completing detailed analysis of the immediate neighborhood and in-depth summary of the land sales, and multifamily apartment sales in the immediate area.
  • Strategize with third party property management companies to maximize returns during lease-up.
  • Establish close relationships with key agency staff members, government officials, community members, and state HFAs.
  • Assist with the training and mentoring of analysts who support the Associate role.
  • Work closely within development teams to assess market feasibility, determine financial feasibility, and structure complicated transactions.

YOUR QUALIFICATION:

  • Bachelors’ degree in related field with 3-5 years of acquisitions and development experience in commercial real estate (preferably multifamily).
  • Previous experience conducting underwriting or valuations for multi-family homes is required.
  • A customer-focused and holistic approach to development, considering a wide-array of stakeholder perspectives including tenants, investors, and internal teams.
  • Proven leadership skills that cultivate collaboration and stimulate pro-active communication among internal and external team members.
  • Strong problem-solving skills, basic accounting principles knowledge, documentation skills, research and resolution skills, data analysis and multi-tasking skills.
  • Possess strong organizational and time management skills.
  • Must be highly organized, accurate, and punctual and able to operate well in a high-paced environment.
